So what are Quantity Surveyor responsibilities?

 

To successfully carry out our role as a quantity surveyor for your project we need to:

 

  • Create and prepare tenders and contractual documents for you construction project, including bills of quantities with the architect or structural engineer;
  • We conduct a cost analysis for repairs and maintenance;
  • Work to establishing a client's specification to undertake feasibility studies;
  • Carry out risk, value management and cost control;
  • Quantity Surveyors advise and create your procurement strategy;
  • We identify, analyse and develop risks to deal with unforeseen circumstances;
  • Prepare and analyse costs for tenders;
  • Allocate work to subcontractors and the like - like the national grid, water, gas, electrical and data services;
  • We provide advice on contractual and extension of time claims;
  • Analyse outcomes and write detailed progress reports on a ongoing basis throughout the project;
  • Valuations completed for work and arrange payments certificates and dates;
  • Maintain awareness of the different building contracts through a monthly updated document;
  • Understand the implications of health and safety regulations in accordance with CDM 2015 rules.

We may also

  • offer advice on property taxs and government discounts;
  • provide whole life costing, facilities management services and life-cycle costing advice for the future;
  • assist our clients in locating and accessing additional and alternative sources of funding including joint ventures;
  • work with our clients to start and complete construction projects;
  • advise on the maintenance costs of specific buildings for to fall in line with British and European standards of construction

How much does it cost to build a house UK 2017

This is a figure that us quantity surveyors don't like to answer unless we have seen all of the details for the build. The construction planning will often be affected by many different factors usually out of the clients and main contractors control.

 

How can you actually use this?

 

House building costs per m2

Again this is something that we simply cannot answer for example, when a contractor estimates a single storey extension by the square meter then there are different factors that vary greatly such as; vaulted ceiling or flat? Velux windows or sky lanterns? Depth and type of foundations? Bi fold doors or French windows? All of these differing factors can affect the duration of the construction project and most importantly the cost.

 

 

New build costs per square metre 2016

The UK's average build cost is outlined differently depending on the size of the build and location. Typically I would say that with all of the new builds and current sales prices including inflation - undertaking your own build by purchasing land and designing alongside one of our architects would save you roughly 1/3 of the money that you would have to pay to purchase a ready-built home in your desired location.

 

 

 

 

 

 

 

 

 

 

 

 

Building costs per square metre 2017

Building costs go up every year and can be affected by things such as a shortage of materials or labour. Typically when we do an estimate for someone we would advise that you increase total of the project after 12 weeks by 2% or 3%, however this can vary depending on the previously mentioned factors, for example; in 2017 we were well aware that roof tiles were not being produced or imported at the rate that was required for the demand and housing boom that was and is still happening across the UK. The average new build home costs £189,940 compared to a self-build cost of £84,000 if you do the work yourself or £146,000 if you employ tradesmen to do it for you.

Building costs per square metre 2016

Trends have seen housing increase expectationally but over the 2016/2017 period annual housing supply in England amounted to 217,350 net additional dwellings in 2016-17, up 15% on 2015-16.

 

The 217,350 net additions in 2016-17 resulted from 183,570 new build homes, 37,190 gains from change of use between non-domestic and residential, 5,680 from conversions between houses and flats and 720 other gains (caravans, house boats etc.), offset by 9,820 demolitions.

 

18,887 of the net additions from change of use were through ‘permitted development rights’ (full planning permission not required). These comprised 17,751 additional dwellings from former offices, 330 from agricultural or forestry buildings, 106 from storage buildings and 700 from other non-domestic buildings.
