Edward Webb vs RICS: What really happened!

RICS deceit, a 6 year investigation and bribe of £350 to not investigate. Hear the lies of the RICS and it's fraudulent recent past and also Edward Webb vs The RICS.
In March 2018 Edward Webb was forced to take Penny Lane-Ridyard and her daughter Sandra Lane to small claims court for non-payment of £3000. This was the basis of tribunal Edward Webb vs RICS.
The RICS asked to hear about the outcome of the case back in 2018, as the Lane-Ridyard family had counter sued Edward for £500. The Lane-Ridyard family and Edward Webb were both unsuccessful in their claims according the county court judge.
The RICS then requested £350 from Edward Webb, ‘’In order to not investigate further’’ and Edward Webb refused to pay this RICS ransom fee.

The RICS then launched an investigation for 6 years desperately trying to get Edward Webb for something and anything they could. As you would probably agree, 6 years is a long time to be investigated for anything, let alone not winning a small claims case against a private client that was already decided on by the courts.
The RICS regulatory panel is renowned for being the extremely harsh towards its members.
RICS Scandal of 2019
In 2019, the RICS were caught committing fraud by adding -£4m to their already -£3m overdrawn bank account, making them -£7m in the red. The RICS then claimed that the -£4m added was profit making their books £1m in the green, in order to deceive private investors and the public into thinking that they are still a successful and popular organisation.
Some say that due to the regulatory board fining existing RICS members, the regulatory board actually make more money for the RICS through tribunals than selling memberships and education. Some say that this is the real reason that RICS are supposedly ‘strict’ and self-regulating with its members.
A lot have stated that the RICS is a shadow of it’s former self, as officials high up in the RICS are now supposedly supressing the actual amount of members they have worldwide.
The RICS face many questions, with their publications of private cases with regards to it’s members and forced self-regulated tribunal processes. One ex member stated ‘’It’s just not worth being a member of the RICS anymore, all the do is fine you and try to disgrace your name for no reason, and even if you are innocent, they will still agree with themselves because they are self-regulating.’’
The RICS existing members are reportedly leaving in droves and after asking Edward Webb on his opinion of the RICS, Edward stated ‘‘The problem with the RICS is as with the RICS scandal of 2019, there are to many people at the RICS who just simply think they can get away with anything. The RICS is a shadow of what it used to be and are desperate for money. The RICS found me guilty of not winning a small claims case, but their money-grabbing trick is to charge RICS members for the tribunal and not the cause. The RICS are a scam to all of it’s members and once the RICS launch a tribunal against you, you can’t even just leave, they will just do it without you their and then fine you so expect a bill through the post.’’

Edward also added that he asked the RICS to prove that he did indeed agree to follow the RICS rules when he was given automatic membership after passing his RICS University course back in 2010. The RICS could not do this so no costs of the reported £32k actually apply to the RICS’s dubious 6 year investigation against Edward Webb.
Existing RICS members are leaving the RICS in droves with some stating that ‘‘there really is no reason at all to be a member of the RICS anymore, we all know what’s coming with them’’.
Edward has stated that he will be carrying on as losing his RICS membership status means absolutely nothing to him as in 14 years of being a Quantity Surveyor, Edward has never had a complaint made about him unlike the RICS getting caught committing fraud as early as 2019.

RICS’s treatment of it members is causing existing members to leave the disgraced organisation.
